Awaab's Law and Pest Control: What Landlords and Property Managers Need to Know

Awaab's Law: What Does It Mean for Landlords and Property Managers?

From 30 November 2026, Awaab's Law will expand to include additional serious housing hazards, including domestic hygiene and food safety. This may include significant pest infestations where residents' health is at risk.

While the legislation applies to social housing in England, private landlords and property management companies also have existing responsibilities to maintain safe and healthy living conditions.

Why Does Pest Management Matter?

Pest infestations can present more than an inconvenience. Rodents and cockroaches can contaminate food and surfaces, damage property and pose health risks.

For letting agents and property management companies, particularly those overseeing multiple properties, identifying and addressing pest activity early can help prevent recurring problems, costly repairs and disputes over responsibility.

An effective approach should consider more than treatment alone. Regular inspections, identifying structural defects, appropriate proofing and clear documentation all play an important role in managing risks.

Professional pest reports can also help establish the extent of an infestation, identify contributing factors and provide practical recommendations for landlords and maintenance teams.

A Proactive Approach to Property Management

At GWT Sustainable Wildlife Management (formerly Less Pests Ltd), we work with landlords, letting agents and property managers to provide pest inspections, treatments, monitoring and preventative advice.

We recognise that managing pest issues often involves coordinating tenants, landlords and contractors. Clear communication, timely attendance and practical recommendations are therefore an important part of our service.

Whether dealing with an isolated infestation or recurring issues across a property portfolio, early intervention can make a significant difference.

If you manage residential properties and would like advice on pest prevention, inspections or ongoing management, please get in touch.

"We had a honeybee colony in our roof. Rather than destroying them, Gavin worked with a local beekeeper to safely remove and rehome the entire colony. Remarkable work and so respectful of nature."
